Water-shedding surface

The visible roof takes the first hit from sun, wind, and debris. We check whether it is still directing water toward the drainage path without exposing the waterproofing beneath.

We look for
Cracked or slipped tile, lifted shingles, coating wear, punctures, and impact damage.
Why it matters
Surface damage lets UV and rain reach layers that deteriorate much faster once exposed.

Most roof leaks begin where the roof changes direction or something passes through it. These small details receive more movement and depend on flashing and sealants staying intact.

Wind-driven monsoon rain can enter an opening too small to see from the ground.

Drainage and evidence below

Water does not always appear inside directly below the opening. We trace the drainage route and compare roof conditions with decking, attic, and ceiling evidence when those areas are accessible.

We look for
Ponding, blocked scuppers, soft decking, attic staining, damp insulation, and ceiling moisture.

How much does a roof inspection cost?

Standard roof inspections for homeowners are free and carry no obligation. If you need a specialized real-estate, engineering, or certification report, tell us when you call so we can explain whether a fee applies.

What do I receive after the inspection?

You receive photos of relevant conditions, plain-language findings, priorities, and a written recommendation. If work is needed, the scope explains what should be repaired or replaced and why.

How long does the visit take?

Most residential inspections take about 30 to 60 minutes, depending on roof size, access, roof type, and how many details need closer review.

Do I need to be home?

Not always. If we can access the roof safely and you have shared the concern, we can complete the exterior inspection and follow up by phone. Interior staining or attic concerns may require access inside.

Can you inspect after a monsoon or hailstorm?

Yes. We document displaced materials, impact marks, opened flashing, and other storm-related conditions. If an insurance claim may be appropriate, we can explain the roofing scope and meet the adjuster at the property.

Will you tell me if the roof does not need work?

Yes. If the roof has useful life left and no repair is warranted, that is the recommendation you receive. The report is yours whether or not there is work for us.
