Usually less than people expect, because UV rather than rain is what wears roofs out here. On tile, the tile itself can last decades while the underlayment beneath it typically needs replacing well before that, and most so-called tile roof leaks are really underlayment failures. Asphalt shingle has a shorter life in this climate than in milder ones. Foam and coated flat roofs depend almost entirely on whether the coating is renewed on schedule.
Start with an inspection unless water is actively coming in, in which case call us for urgent roofing help. An inspection tells you whether you’re looking at a small repair, a larger one, or a replacement, and it’s the only reliable way to know. If a storm caused the damage, the answer may also involve an insurance claim. You don’t need to work out which service applies before calling us, that’s what the first conversation is for.
No. Inspections and estimates are free with no obligation, and the report is yours whether or not you hire us. You’re welcome to take it to another contractor for comparison, which we’d honestly encourage on a large job. The exception is formal documentation for real estate transactions or engineering reports, which is a different kind of work, and we’ll say so plainly rather than pretending a standard visit covers it.
Spring is the sweet spot, because it gets the work finished before monsoon season and the working conditions are comfortable. Autumn and winter are fine too. Summer work happens constantly, with crews starting early to stay ahead of afternoon heat. The time to avoid, if you have any choice, is the week after a major storm, when demand across the Valley spikes and every roofer’s calendar fills at once.
